- 900 MWh lower annual energy use at Asecs in 2025 compared with 2023.
From one property to six
Alecta is one of Sweden’s largest pension managers, with properties across the country. When it began looking in 2023 for ways to improve the energy efficiency of its retail properties without major investment in new infrastructure, Sally R was a natural choice.
The collaboration started with a single property, but results soon spoke for themselves. Sally R is now active across six of Alecta’s retail properties: Värmdö marknad, Värmdö köpcentrum, Flygfyrens handelsområde in Norrtälje, Åkersberga handelsplats, Krämaren and Vågen in Örebro, and Asecs shopping centre in Jönköping.
How the collaboration works
At each property, Sally R has integrated its energy optimisation platform with existing control systems using standard protocols. Wireless sensors measure indoor conditions in real time, while predictive models adjust control settings every five minutes using sensor data, BMS data and weather forecasts.
Alongside continuous optimisation, Sally R provides operational support. This includes regular facility reviews, fault detection and follow-up on measures that improve both operations and energy performance. Quarterly reviews ensure that optimisation continues to evolve with the properties’ needs.
This partnership goes beyond software delivery. Alecta receives a system and a team that follows up and takes responsibility for results over time.
The results
Compared with 2022, energy use across these properties has fallen by 20%. This represents approximately 2.5 GWh in annual savings and includes both Sally R’s optimisation and other measures implemented by the property management team during the period.
Asecs shopping centre in Jönköping is a clear example. Annual energy use there fell by 900 MWh in 2025 compared with 2023, after Sally R was activated in 2024.
Indoor conditions are maintained across all properties, while operations and management teams are better equipped to work proactively on energy issues rather than reacting to problems.
A model that scales
What began as a test at one property has become a strategic collaboration. Alecta’s experience shows that Sally R’s model works across different building sizes, systems and locations. The same platform optimising a shopping centre in Värmdö also works in Örebro and Jönköping.
For owners with larger portfolios, this is a key characteristic. Each new property builds on an established process and working relationship rather than requiring a fresh start.
