The property and the challenge

Forumkvarteret is a mixed retail and office property of 15,000 square metres managed by Atrium Ljungberg. It has central air handling systems with an existing VAV system and associated meters.

Atrium Ljungberg was looking to improve energy performance without major investment in new infrastructure. The existing system worked, but was not optimised for actual use and conditions.

Straightforward integration

What makes the Forumkvarteret project particularly interesting is how little was needed to get started. Sally R connected to the central air handling systems using existing VAV meters. No new sensors, system replacements or major installation work were required.

Making full use of existing measurements and room control settings kept investment costs low and commissioning quick. This shows how Sally R’s platform can deliver results in properties with good existing infrastructure, without starting from scratch.

Predictive models continuously analyse VAV data and weather forecasts, calculating optimal setpoints every five minutes. The new settings are automatically sent back to the control system around the clock.

The results

Since Sally R was activated at Forumkvarteret in 2024, electricity use has fallen by 19%, equivalent to 140,000 kWh per year. Heating and cooling use has fallen by approximately 10%, equivalent to 200,000 kWh.

Together, this represents nearly 340,000 kWh in annual energy savings without replacing a single component in the existing system.

The low investment cost and achieved savings result in a very short payback period for the project.

What it demonstrates

Forumkvarteret shows that many buildings have greater energy-saving potential than expected, and that new hardware is not always needed to realise it. In this case, connecting a platform that makes smarter use of existing system data was sufficient.
