Retail – 11,000 m²

  • 28% lower electricity use across the whole property during the measurement period.
  • 168,000 kWh saved over the same period.
  • 50% lower electrical power demand for ventilation.

The property and the challenge

Pentagonen is an 11,000-square-metre retail property managed by Nyfosa. Like many retail buildings, it had a functioning control system but lacked the ability to adapt ventilation to actual conditions. The system ran on fixed settings regardless of occupancy, weather or time of day.

The project included integration with Trend IQ3, indoor climate sensors, climate system optimisation and quarterly reviews with the property management team.

How it worked

Sally R integrated with the existing control system via Trend IQ3 without replacing any hardware. Wireless sensors were installed to continuously measure temperature, humidity and carbon dioxide in real time.

Predictive models immediately began analysing sensor data, BMS data and weather forecasts to calculate optimal setpoints. New settings are sent to the control system every five minutes. Ventilation therefore adapts continuously to what is happening in the building, rather than following static settings established at installation.

Electrical power demand for ventilation fell by 50%, indicating that the system had previously been running with considerably more capacity than needed.

The results

During the measurement period, electricity use across the whole property fell by 28%, equivalent to 168,000 kWh.

According to the project material, savings covered the investment and licence cost during the initial period.

The material does not report a final result for potential heating savings.

What it means going forward

Pentagonen illustrates what is possible in a retail property with an existing control system that is not optimised. Without replacing any components, Nyfosa halved electrical power demand for ventilation and achieved documented savings of 168,000 kWh over the measurement period.

Quarterly reviews with Sally R’s team help optimisation evolve with the property’s needs and ensure that deviations are identified and addressed proactively.
