Background: smarter operations in an existing building

Savills Investment Management began a pilot with Sally R at Handlaren 3, a 15,300-square-metre building at Norra Backa retail park in Borlänge. The aim was to improve energy efficiency and the indoor environment by adapting operations to measured conditions.

Implementation: from sensors to control

In July 2023, sensors were installed to measure temperature, humidity, carbon dioxide and volatile organic compounds (VOCs). These readings provide ongoing information about indoor conditions.

Sally R uses this information to send adjusted settings to the building management system in real time. These settings, known as setpoints, guide how the heating, ventilation and cooling systems operate.

Results reported by Savills IM

  • 26% lower energy use in June 2023–May 2024 compared with the preceding twelve months.
  • 300,000 kWh in calculated annual savings.
  • Fewer manual operating adjustments.

The results concern Handlaren 3, rather than the entire retail park. The percentage compares two periods; the annual saving in kWh is a calculated figure.
